August sales for 2012 were slightly ahead of last years number - 28 homes versus 25. Though median prices are down 5% year to date and averages down 14%, that does not tell the whole picture. Homes are selling for the same price per square foot as they were last year and that implies that while homes at the highest end of the market may not be selling as quickly as they have in the past, entry level priced homes are selling quite well with multiple offers seen on many new listings that are aggressively priced. Homes are taking an average of 130 days to sell, but once again those homes that are priced well and geared to the entry priced home buyer are in fact selling very quickly.
