WILTON REAL ESTATE STATS THROUGH 5/31/13

The trend continues in Wilton as well as the rest of Fairfield County. Prices per square foot up, total unit sales up and inventory down. It should be noted that nearly 25% of the "available" inventory in Wilton is in fact under agreement. Deals continue to come together quickly on homes that are priced to reflect current market value, but homes languish when sellers become overly aggressive after a few months of hearing how the real estate market is "hot" again. It is healthier than it has been and looks to be gaining momentum but we are still hampered by stricter mortgage rules and conservative home appraisals. A housing market in equilibrium is probably the healthiest thing and it does appear we are headed there.
